RICS Level 2 Home Survey
For conventional properties in reasonable condition, this level of survey provides a clear, detailed assessment of structural integrity and condition. All accessible areas are inspected, defects are explained, and repairs and maintenance are advised on.
Best Suited For
- Traditional houses, bungalows, and flats built from standard modern or semi-modern materials (brick, cavity wall, standard slate or tile roofs).
- Properties in reasonable, well-maintained condition where you don’t anticipate major structural overhauls.
- Homes built within recent decades that have straightforward and largely unaltered layouts.
What is Included
- A visual inspection of accessible parts of the property.
- High-level drone inspection of roof slopes, flues, and chimney stacks, ensuring hidden defects don’t get missed.
- A bespoke, detailed written report with photographs (rather than generic templates).
- Advice on repairs, maintenance and ongoing risks.
- Comment on matters your legal adviser should follow up.
- A call on the day of the inspection to discuss the main findings before you even see the written report.
When a Level 3 is the better choice
Where a property is older, larger, extended, converted, listed, of solid stone or timber-framed construction, or where damp or movement is visible, a Level 3 Building Survey is usually the more useful document because it deals with causes and repair options rather than condition alone.
Turnaround
Turnaround is agreed when you instruct and it is honoured, because the practice caps its caseload at twelve assignments a month.
A survey prepared personally
Unlike high-volume, low-cost firms, we do not rely on generic templates or rushed inspections by inexperienced or non-chartered surveyors. You will receive a detailed report prepared by an experienced Chartered Surveyor who allocates a full day to the inspection and will speak with you the same day to run through the key findings.
The other levels
RICS Level 1 Home Survey
The most concise of the three RICS home survey levels. A visual inspection with condition ratings, suited to modern, conventionally built and apparently well-maintained property.
RICS Level 3 Building Survey
For older, larger, altered, or non-standard properties, including period homes, stone cottages, and properties requiring extensive structural renovation, our Level 3 Building Survey is our most thorough and comprehensive investigation.
